Housing stock here runs old, winters run cold, and both leave their mark on what we get called out for.
- Frozen pipes. The single most damaging plumbing event in this climate, and almost always in the same places: exterior walls, unheated crawlspaces, garages and basements that lost their heat. A no-heat call in January is a plumbing risk as much as a comfort one.
- Galvanized supply lines. Still present in a lot of pre-war housing across the older neighborhoods. They corrode from the inside, so pressure drops gradually and nobody notices until a fixture barely runs.
- Hard water. Mineral content in much of this area builds scale in water heaters, on fixtures and inside tankless heat exchangers. It is the reason an unflushed tank fails years early.
- Outdoor spigots left connected. A hose left on through the first freeze traps water in the sillcock, which splits the pipe inside the wall. It leaks the following spring when the tap gets used again, by which point it has been running into a wall cavity.
- Basements that finish over the plumbing. Plenty of homes here have a finished basement built around pipework that is now behind drywall, which changes both leak detection and repair.
The one to act on before winter. Disconnect garden hoses and, if you have interior shutoffs for the outdoor spigots, close them and drain the line. It costs nothing and it prevents the most common avoidable burst we see.
Where heating and plumbing meet
These are the jobs that fall between two trades, and the ones where having both licenses under one roof genuinely saves you time and argument.
- Boilers. A hydronic heating system is plumbing that happens to make heat. Pressure, expansion, circulators and feed valves are all plumbing components on a heating appliance.
- Indirect water heaters. Where the boiler heats a storage tank, so a hot water problem may be a heating problem and vice versa.
- Combi boilers. One appliance doing space heating and domestic hot water, which means one contractor should be responsible for both.
- Condensate lines. High efficiency furnaces and air conditioners both produce water that has to drain somewhere, and that drain is plumbing.
- Humidifiers. A water feed and a drain tied into a heating appliance, which is exactly the sort of small job that gets done badly.
- Frozen pipe events. Restoring heat and repairing the pipe are usually the same call, and splitting them across two companies wastes a day you do not have.
