Boiler repair, starting with the gauge on the front

Boilers give you something almost no other heating system does: a pressure gauge you can read yourself. What it says narrows the problem down considerably before anyone arrives, and it is the first thing we ask about on the phone.

Read the gauge

What your boiler pressure is telling you

Most residential boilers sit around 12 to 15 psi when the system is cold, rising as the water heats. Find the round gauge on or near the boiler and read the pressure needle, then pick the band it falls in.

Pressure check

A guide to what the reading usually means. Read it when the system has been off and cool for a while, since hot water expands and raises the number.

Normal

Pressure that has to be topped up repeatedly means the system is losing water somewhere, and finding the leak matters more than refilling it. Do not attempt to adjust an expansion tank or a relief valve yourself. Both are pressure components on a system full of very hot water.

Which zones are cold

The second question that narrows it fast

How much of the house is affected tells us whether we are looking at the boiler itself or at how the heat is being distributed, and those are two different repairs.

What is coldUsually points atWhy
The whole houseThe boiler, or its controlsNothing is being produced. Ignition, the aquastat, low water cutoff, a lockout, or no fuel arriving.
One zone onlyThat zone's valve, circulator or thermostatThe boiler is making heat but it is not reaching that loop. Zone valves stick and thermostats fail.
Some rooms in a zoneAir in the pipes, or balancingTrapped air blocks flow to the far end of a loop. Bleeding the system often resolves it.
Upstairs onlyAir, or circulator strengthAir collects at the highest point in the system, which is why upper floors go cold first.
Radiators warm at the bottom onlyAir trapped in the radiatorClassic on cast iron and baseboard alike. A bleed usually fixes it in minutes.
Everything lukewarm, never hotAquastat, controls, or fuel supplyThe boiler is firing but not reaching temperature, or is short cycling before it gets there.

Worth trying before you call. If one radiator is warm at the bottom and cold at the top, it almost certainly has air in it, and bleeding it with the key or screwdriver at the top valve often fixes it in a couple of minutes. Check the pressure afterwards, because bleeding lets water out and the reading will drop.

What actually fails

The components behind most boiler calls

Boilers are long lived and mostly fail at their moving and consumable parts rather than at the vessel itself, which is why repair is so often the right answer.

  • Circulator pump or its relay. The pump that moves water through the loops. When it fails the boiler makes heat that never leaves the basement.
  • Zone valves and their end switches. Stick open and that zone overheats. Stick closed and it goes cold. The end switch is also what tells the boiler to fire, so a failed one can look like a dead boiler.
  • Expansion tank. Absorbs the expansion of heated water. When it waterlogs, pressure climbs and the relief valve starts discharging. Extremely common and often misdiagnosed as a leak.
  • Low water cutoff. A safety that stops the boiler firing without enough water. It locks out for a reason, and the reason is usually a leak or a feed problem.
  • Ignition components. On gas, the igniter, flame sensor and gas valve. On oil, the nozzle, electrodes, oil filter and pump.
  • Aquastat and controls. Sets and limits water temperature. A failing one produces lukewarm heat or short cycling rather than an outright failure.
  • Air in the system. Not a failure exactly, but the cause of a great many cold radiator calls, and it points at where air is getting in.
Who shows up

Hydronic work is its own discipline

Plenty of HVAC companies in this area are forced air specialists who will happily quote a boiler and then learn on your basement. Water systems behave differently, they fail differently, and diagnosing them means understanding how flow, pressure and temperature interact rather than just testing components.

That matters here more than in most of the country, because so much of the housing stock across Enfield, Windsor, East Windsor and the older Hartford neighborhoods was built with radiators or hot water baseboard and has no ductwork at all.

We work under Connecticut heating license HTG #0398155/S1 and Massachusetts plumbing license PL #172086, which is also why we can handle the plumbing side of a hydronic system rather than subcontracting it.

Repair or replace

Boilers are usually worth fixing

More so than most heating equipment. A well maintained boiler can run decades, and the parts that fail are largely replaceable. There are a few exceptions.

  • A leaking cast iron block or section. Water weeping from the body of the boiler rather than from a fitting is usually the end of that boiler.
  • Repeated pressure loss with no findable leak. Sometimes the leak is internal, and that changes the conversation.
  • Parts no longer available. On older models this eventually decides it for you.
  • A third significant repair in as many years on a boiler well past twenty five.

If it is replacement time. Worth reading boiler installation before you get quotes, because the near-boiler piping and controls are where boiler quotes genuinely differ, and knowing what to look for makes the numbers comparable. If you are on oil or propane, the state programs also pay their largest incentives to move off delivered fuel.

★★★★★

The entire crew was very professional, polite and thorough. They installed my new boiler quickly and efficiently. My basement was left much cleaner than it was before. I couldn't ask for any better results.
