What this town does to heating and cooling equipment

East Windsor sits low, flat and close to water. The Connecticut River runs the western edge, the Scantic cuts across the middle on its way from Somers to the river, and the elevation across most of the town is under a hundred feet. That combination produces damp basements, and damp basements are hard on the two pieces of equipment most likely to be sitting in one. Boiler jackets corrode from the outside in. Water heater tanks rust at the base years before the anode rod is the problem. When we quote a replacement here we look at where the unit is standing, not just what is on the label.

The housing itself splits three ways. There is genuinely old stock, particularly around Warehouse Point where the settlement dates to the 1630s and around the Broad Brook mill village that grew up after 1832 and worked textiles until 1954. Those houses were heated by radiators and they do not have a duct anywhere, which is why so much of our installation work in town is ductless rather than conventional. Then there is the postwar layer, the ranches and capes and split levels that filled in through the 1950s and 1960s, most of them originally oil. And then the newer development along the Route 5 corridor and the newer end of Broad Brook, which is ducted from the start and now reaching the age where the furnace and the condenser both want replacing.

Then there is the farmland. This is still tobacco ground out toward Melrose, Scantic and Windsorville, and Mulnite Farms on Graham Road has been working it since 1905. Houses out on those roads sit on big lots a long way from anything, which changes the conversation in two ways. They are more likely to be running oil or propane rather than natural gas, and a no heat call out there in January has a different urgency than one three minutes from the shop.

One more thing that only matters if you live here. Bradley is about five miles away and the town is threaded by US 5 and I-91 with two exits inside the town line, so getting a truck to any part of East Windsor is quick even at bad hours. Hartford and Springfield are both roughly twelve miles off, which is why we can hold a 24/7 promise in this town without it being a marketing line.
